2022 Market Recap

In 2022, the Sunshine Coast real estate market continued its strong performance, with high demand from both local and interstate buyers. According to the Real Estate Institute of Queensland (REIQ), the median house price on the Sunshine Coast increased by 13.3% over the previous year, reaching $785,000, while the median unit price increased by 10.6% to $540,000.

The REIQ also reported that over 11,000 properties changed hands in 2022, representing an increase of 7.6% from the previous year. Local residents accounted for the majority of buyers, followed by interstate buyers from New South Wales and Victoria.

The coastal suburbs of Noosa Heads, Mooloolaba, and Maroochydore remained highly sought after, while inland areas such as Maleny and Montville also saw significant growth in demand. However, the shortage of listings remained a significant challenge for buyers, with low levels of supply driving competition and leading to strong price growth.
